MIXED USE SHELL RETAIL MEP CHECKLIST

Mixed use buildings typically have a retail component and planning for the MEP can be much more challenging than stand-alone retail.  Many times buildings are located in urban environments and site constraints can become problematic  If you run through this discussion checklist your project will be covered.

  • Will the retail be cold dark shell or warm white shell?

  • What type of hvac system (or future system) will be used? (split system DX? condenser water system, etc.)

  • How much physical space will the future HVAC equipment take up and where will it be located?

  • Could the space be a restaurant? If so provisions for grease exhaust and grease waste must be considered. If grease exhaust will goto roof dedicated shafts must be provided, if utilizing sidewall consider the use of a scrubber (some AHJ require for sidewall). Check with the local AHJ about grease waste requirements such as grease trap sizing.

  • Will the tenant require gas?

  • If the space is a restaurant consider where equipment condensing units will reside (for ice makers or walk in coolers). These can typically be located outside however refrigerant line-length and space requirements must be considered.

  • Provide for provisions of sanitary, vent, and domestic cold water

  • Where will the tenant get outside air? Sidewall or up to roof?

  • Where will the tenant send exhaust air? Sidewall or up to roof?

  • If there are multiple tenants consider providing a dedicated retail electrical room

  • If HVAC capacity is provided what is the sf/ton assumption?

  • What is the electrical capacity W/sf (typically based on expected occupancy)
